Quick Hot Design Tips From the International Builders’ Show

Looking for quick, easy ideas to bring a home to life, add value, or prep for sale without spending a lot? Learn from the pros! Designers who presented at the International Builders’ Show in Orlando last week had a plethora low-cost, chic ideas to make to most of an interior space.

1. Transform closets: Your clients might consider turning a smaller, awkward closet into a built-in with cabinetry and shelving, or if there’s enough space, even a desk nook. Add dramatic dimension with disc lighting on each shelf. Buyers are looking to maximize every inch of a home with workspaces and storage solutions they’ll actually use. (Jerry Collin, Kay Green Design) [Here are some great before and after closet transformations from Real Simple.]

2. Create a ‘Garage Mahal’: Make the garage an attractive space with a dedicated recycling area, wall mounted shop-vacuum, and maybe a mini (or big) refrigerator for adult beverages. When in doubt, hang it up – provide hanging areas for bikes, tools, equipment, etc. Consider installing a workbench and storage. (Jillian Prichard Cooke, DES-SYN)

3. Avoid seasonal colors: Greys and stone colors are the new neutrals. Accent them with bursts of bright blues, oranges or reds. (Marc Thee, Marc-Michaels Interior Design)

4. Provide simple luxury: A foldout cabana, two outdoor lounge chairs, and a small table is an inexpensive way to give a backyard living space a sense of luxury. Stage it with candles, flowers or cool drinks (iced tea, lemonade, water, etc.) that you can serve during an open house. (Jillian Prichard Cooke, DES-SYN)

5. Set the mood: Do you have a listing that flushed in harsh light throughout the house? Try halogen narrow spot bulbs to create warm, pooled light for romantic shadows and definition. (Marc Thee, Marc-Michaels Interior Design)

6. Faux wood: Textured wall finishes add weight to a space, which can provide warmth and richness to great rooms. Wood mimicking wallpaper is a great way to get the look of wood paneling without big cost or long-term commitment. (Marc Thee, Marc-Michaels Interior Design)

7. Inexpensive creativity: Molding brings depth and clever detail to a space a low-cost: for example, use molding assembled as a square over a bed with two smaller pictures hung side-by-side within the square. (Jillian Prichard Cooke, DES-SYN)

8. Give them room for thought: Create computer-generated room layout boards to help buyers envision various uses for flex space, such as a family room, office, kids’ play area, library, etc. Consider matting the floor plan  ideas for a professional presentation. Works well for new- and existing-home sales alike. (Jerry Collin, Kay Green Design)

How Many Homes Were Sold In Westerleigh SINY In 2011?

A North Shore community in Staten Island...with strong community ties abound... along with a vibrant history. Reported from the Staten Island MLS a total of 118 homes sold in Westerleigh since January 1,2011 http://mls.sibor.com/SIBRReports/ListitLib/show_report.aspx?ID=2511754797 the average selling price was $433,263 and the lowest was $235,000...average days on the market were 125 days.

Prepping a Home for Sale: Simple Staging Tips for Inside and Out .

Before you show your home to any potential buyer, you want to make sure the staging is perfect. Follow these general tips and your home will look better than the competition.

FOR THE INSIDE

  • Clear all unnecessary objects from furniture throughout the house. Keep accessories and objects on the furniture restricted to groups of 1, 3, or 5 items. In general, a de-cluttered home helps the buyer mentally “move in” with their own things. Rearrange or remove some of the furniture in your home, if necessary. Many times home owners have too much furniture in a room. When it comes to selling your home, thin out overcrowded rooms to make the rooms appear larger.
  • Clear all unnecessary objects from the kitchen countertops. If it hasn’t been used for three months…put it away! Clear refrigerator fronts of messages, magnets, pictures, etc.
  • In the bathroom, remove any unnecessary items from the countertops, tub, shower stall, and commode top. Keep only the most necessary cosmetics, brushes, perfumes, etc., in one small group on the counter. Coordinate towels in one or two colors only.
  • Take down, reduce, or rearrange pictures and objects on walls. Patch and paint all walls, if necessary.
  • Review the house interior, room by room, and…

1. Paint any room needing paint.

2. Clean carpet and draperies that need it.

3. Clean windows.

  • Pack up and store. If you need room to store extra possessions, get a storage unit.
  • Leave on certain lights during the day . During showings turn on ALL lights and lamps.
  • Set a background tune. Play light FM music every day in the house, for all viewings.

FOR THE OUTSIDE

  • Go around the perimeter of the house and move all garbage cans, discarded wood scraps, extra building materials, etc., to the garage or, if applicable, take them to the dump.
  • Check gutters and roof for dry rot and moss. Make sure they are swept and cleaned.
  • Examine all plants. Plants are like children…they grow so fast. Prune bushes and trees. Keep plants from blocking windows: “You can’t sell a house if you can’t see it!”
  • Remove any dead plants, weed all planting areas, and put down fresh mulching material.
  • Keep your lawn freshly cut, edged, and fertilized during the growing season.
  • Clear patios or decks of all small items, such as little planters, flower pots, charcoal, barbeques, toys, etc.
  • Check the condition of the paint on your home, especially the trim and the front door. The first impression, or “curb appeal,” is very important.

Try looking at your home through the buyer's eyes.....ask yourself ...do I like the way that looks ? Does the buyer have a warm welcoming entrance....neat, lush flowers, plants...and color? Make your home stand out from the competition.... give the buyer a reason to say... Wow!

Now when I think of security... I think of your basic alarm, where either the alarm rings only on the property when triggered or can be set to alert central station....which then contacts the police. So with today's technology..... I was curious as to what types of security systems are available today. Both homeowners and business owners can certainly benefit by knowing what their options are in the world of security. One form of security I was introduced to ; AES -Intellinet http://www.aes-intellinet.com/ this is a wireless alarm that works on radio technology. No cellular or telephone connection...a radio connection that can alert central station in 1-3 seconds. How neat is that...now that is technology! It is also provides use in hard to reach areas. The second type of security system we talked about was Videofied http://www.videofied.com/. This particular system looks like a motion detector...no phone lines, a cellular device that takes pictures every few seconds when triggered. Signals are sent to central station.....which determines if a crime is in progress or not. If a crime is in action, Police will be alerted as a "crime in progress".....which respond time is faster than a routine alarm. I see this as being a useful form of security.... in an empty home, building or new construction.

Steve and Pam provided some very useful information today. I definitely look at security systems differently now. Knowing various options that are available to the consumer. I felt like I was in cookie heaven....over 150 varieties of homemade freshly baked cookies. You name it...nuts, jelly,chocolate, sprinkles,coconut...... the scrumptious cookie list goes on. Owners James and Maria Carrozza presented to me a "sweet part of the North Shore community". The Cookie Jar opened in December of 2007. I was a customer of Cake Chef....the mother store where it all began for James and Maria. At this first location was where I was introduced to many of these tantalizing cookies.  Baked are over 150 varieties of cookies all made in small batches from scratch. Only top quality ingredients are used in all the baking. Along with these fabulous tasting cookies are a wall filled with over 100 cookie jars. James is a collector.....and the cookie jars fit right in. If you desire a sweet treat.... a great cup of imported Italian coffee....maybe a twist.....asian bubble tea ? Discounts Expected In Spring Housing Market........Lights A Fire Under Buyers !

Sales of previously owned homes fell sharply in February, setting the stage for steep discounting in the spring market.

The National Association of Realtors reported Monday that existing home sales dropped 9.6%, and the median price, $156,100, was the lowest since February 2002.

The silver lining, say economists, is that bargain prices, coupled with low interest rates, might finally spur some buyers off the fence as the real-estate industry prepares for its busiest season. Even without the $8,000 federal tax credit that stoked sales last spring, industry watchers predict a larger number of transactions this year.

"The job market is getting better and that will make people feel more confident about their income-earning prospects," said David Berson of the PMI Group. "You need that confidence to buy a house. Household formations are also very important. ... Kids may have moved back in with their parents, or two people may have moved in together, because of job concerns. Now they can move into their own place."

Still, Monday's data painted a picture of pain and price declines that have spared no region.

"The housing market is still clearly years away from staging any meaningful recovery," Toronto-based Capital Economics wrote in a note to clients.

February sales data due Wednesday are expected to show that the market for new homes is just as lackluster as that for existing dwellings.

Some builders of new homes are increasing discounts on residences and boosting commissions to brokers.

"They don't do that if things are going well," said Alex Barron, a home-builder analyst with the Housing Research Center, an independent sell-side research firm. "The level of desperation in the builders is just going to increase substantially in the next two months, which is the heart of the spring selling season."

Overall, February's weakness could have been driven by bad weather, deals canceled over lowball appraisals and a higher number of distress sales, according to the National Association of Realtors.

A third of transactions were all-cash sales, and investors accounted for 19% of February sales activity, down from 23% in January. Low prices in many markets also reflect a new reality as sellers finally give in and reduce the asking prices on their homes in hopes of a fast deal.

"After three years of the housing downturn, people are becoming much more realistic in terms of valuing their homes," said Lawrence Yun, the National Association of Realtors' chief economist.

In Atlanta's upscale Buckhead neighborhood, Natasha Swann put her family's five-bedroom colonial on the market about six weeks ago. The $1.6 million asking price won't recoup the roughly $200,000 that Ms. Swann spent on renovations such as finishing the basement and adding a bedroom. Still, the 41-year-old mother of three is eager to sell because she is building a bigger house nearby.

After six showings, she is optimistic the home is priced competitively. "We had to be kind of aggressive" about making the price attractive, she says. "We don't know where the market's going, and I'm not going to wait a long time in an uncertain market."

Economists say the number of distressed sales will continue to rise, and put pressure on prices. But mortgage rates, which were trending upward during the fall and winter months, have been falling in recent weeks amid global turmoil over the crises in Japan. Rates for 30-year loans were well below 5% last week.

Owners Mario and Brian have done a great job treating the Silver Lake community to a delicious selection of pizza's, salads and Italian favorites just to name a few. My personal favorite is the insalata gourmet pizza....mounds of fresh grape tomatoes, red onions, mixed greens, shaved imported reggiano cheese topped with balsamic reduction. Wow is this yummmmmmy. Breakfast, lunch and dinner are served, also offered is free delivery. A twist on breakfast... breakfast pizza made with fluffy eggs, cheese and choice of toppings. Delicious!  Mario's Mom Marie, was his inspiration for Marie's Gourmet... he enjoyed her scrumptious meals created with skilled cooking techniques.

Real Estate News! Opportunity Strikes, Are You In ?

What happens when the Real Estate bubble bursts ? People generally don't like to talk or think about the value of their home.

Buyers and Sellers both have distress. Sellers... no offers, Buyers ... tough lending process. Have you thought about... a stigma created in Real Estate assets could lead to opportunity ?
