Do you believe our families and our homes are the center of the American Dream ? This belief of home ownership has been the American Dream for 234 years and is the core value of this country.

Home ownership remains the American dream... you develop positive differences in people's family relationships and their finances while connecting to the community. Society benefits as well...studies have shown students from families that owned houses scored higher on Achievement Tests than those of families who rent. There also is a stronger community and civic connection .

Clearly from the 2011 NAR- Harris poll: Young adults do believe and are committed to one day becoming home owners. Following the path of their parents and grandparents .Young adults do feel it has been more difficult to achieve the American Dream... yet acknowledge doing so would provide a healthy stable environment for raising a family. In my opinion home ownership does matter...continuing to be the true value of our nation.

What Do Americans Want Most Once Finances Improve?

Fifty-one percent of Americans in a recent poll say that if their financial situation were to improve, they’d buy a home. Coming in second on the list of wishes, they’d make repairs or improvements to the home they already have, according to the poll of more than 1,400 Americans conducted by the National Foundation for Credit Counseling Web site, www.DebtAdvice.org.

Meanwhile, 17 percent of Americans polled said they’d upgrade their car and 9 percent said they’d take a vacation. 

"Home ownership has traditionally been a part of sound financial planning," says Gail Cunningham, spokesperson for the NFCC, a nonprofit credit counseling organization. "With a combined total of 74 percent of respondents selecting a home-oriented option, the poll results strongly suggests that people continue to place value in owning a home, and are anxious to buy a house or improve their existing one."

Are Real Estate Agents Dinosaurs?

I got a surprising e-mail from a real estate broker this week. The topic: How real estate agents have become "dinosaurs," done in by technology and a growing do-it-yourself ethos.

It isn't often that I hear from a stranger heralding her own profession as obsolete, so I called her.

At 53, Sissy Lappin runs a one-woman brokerage in Houston. Over the course of a 28-year career, she says she's sold more than a half-billion dollars worth of property, from $90,000 bungalows to $9 million mansions. Though her business has been doing well—she sold all 13 of her listings last year—her outlook on her profession as a whole isn't optimistic.

Shrinking equity has caused consumers to take a hard look at ways to cut transaction costs, particularly the typical 5% or 6% real estate commission, she says. And they've discovered that they can now find all the information they need to list, market, stage, negotiate and close a home sale on the Internet.

Like bank tellers, travel agents and other middlemen, real estate agents are no longer critical to a transaction, Ms. Lappin says—though many of her peers will undoubtedly disagree. And as technology has made their role less essential, their ranks have plummeted. According to the National Association of Realtors, the number of real estate agents fell to roughly 1 million members last year from about 1.4 million members in 2006. Ms. Lappin expects the decline will continue as more technological tools are developed to help sellers and buyers deal with each other directly. "The real estate game has changed forever," she says.

Younger sellers are particularly confident about their ability to sell their homes themselves using the Web, smart phone apps and social media, Ms. Lappin says. She recently lost a juicy commission to a seller who sold his home to a Facebook friend before she could list it. Another potential client avoided a commission by paying his receptionist $1,000 to learn how to sell his home on the Web—and it sold.

Ms. Lappin isn't bitter about this lost business, because she sees it as the inevitable consequence of innovation. Though industry trade groups spend millions lobbying local and federal government to protect agents' commissions, "innovation doesn't care about the real-estate commission," she says.

Still, not every seller wants to spend time chasing and nailing down a deal. So no matter how much technology devastates the business, Ms. Lappin expects a few agents will survive. Some will provide discounted or fee-based services to cash-strapped consumers who have seen the equity in their homes shrivel over the past few years. Others will work for clients motivated more by convenience than need, who will demand not only traditional sales and marketing advice, but also help with moving, storage, decorating, repairs and other chores.

Ms. Lappin isn't worried about her business at the moment, since Houston is experiencing an oil-fueled boom. But no market stays strong indefinitely, and when she becomes less busy, she plans to write a book laying out the steps for sellers who want to sell their own homes.

Is that shooting herself in the foot? Perhaps—but it's also another way to tap into what she sees as an unstoppable trend towards self-sufficiency in a world where information flows freely. "People want to control their own destiny," she says.

I find this article intriguing....with all the technology available...how to do this... how to do that, why not sell your home on your own? I encourage it....try it...maybe it will sell...maybe not. But consider.. what do you lose? What do you gain? Possibly a higher asking price on your home will be lost, a sharper negotiated deal on your behalf.... just to name a few. The site provides panoramic views of New York Harbor, Lower Manhattan and the Statue of Liberty.

Who Wants A Free Tree ?

Who wouldn't like to have a living tree to plant at their home ? ....plant it, nurture it and attend free workshops on how to protect trees in your neighborhood. Wow! I think this is a great program,and wanted to let you know about the dates available to get your Free tree on Staten Island.

NYC is looking to give away one million trees, the goal is to have one million trees planted in NYC by 2017. Spring is around the corner....it has been a long cold Winter, let the planting begin! The three Staten Island tree giveaway locations are listed on the link provided above. The dates to remember are May 22, April 3 and April 16. There will be limited quantities of various varieties of trees.....Redbud, Magnolia, Linden, Dogwood, Cherry and Katsura. Trees are intended for planting on private property, care instructions come with each tree. All you need to provide is a place to plant,a shovel and water. I find this to be a wonderful way for New York City's residents and neighborhoods to reap the benefits of a living tree in their environment. Happy planting !

How Do You Hold On To Tradition ?

You hold on to tradition by ... honoring the past memories and good times which in my opinion is an important component of values and heritage..... at times it is lacking in today's busy times. A local establishment with a long history on Staten Island's North Shore, has new owners.....who believe that holding on to tradition is important to the community. Justino's Pizzeria formerly Al's Pizza located at 965 Jewett Ave. in Staten Island's North Shore community of "Meiers Corners" is embracing Al's Pizza's past history. Al's Pizza was a staple pizzeria on Staten Island's North Shore.....I remember as a child eating at Al's. It was always a friendly neighborhood pizzeria that was a staple in the community.

Great food is prepared fresh daily with traditional homestyle Italian cooking......Justino's pizzeria has Al's original sign highlighted behind their pizza counter. The pizza is still cooked in the original 50 yr.old ovens. Is that the secret ingredient? Is That Really What The Client Wants ?

My phone conversation with a perspective client last evening, prompted me to write about our chat. Now this person doesn't know me from a hole in the wall (old slang I heard as a child). Our conversation was intriguing and a reminder of  some important elements...knowledge,communication and compassion in today's business transactions.

Her concerns were genuine about her dealings when her home was listed for sale ....lack of knowledge, communication and overall effectiveness in job performed .She asked me to look at her expired listing on the MLS....what was my opinion of what I thought about the photos previewed for her home? Also how was I going to effectively word her listing ...being unique in its interior features. Basic skills should not be taken for granted..concentrating on client needs...listening closely to their concerns and arriving at a solution. This conversation last evening was a reminder of the importance of basic business skills....knowledge in field of work, communication and compassion. In my opinion...today's economic times have created an environment in which we must not take people or situations for granted.

Real Estate News! Opportunity Strikes, Are You In ?

What happens when the Real Estate bubble bursts ? People generally don't like to talk or think about the value of their home.

Do You Feel Nuts ? Could Be The Stink In Staten Island's "Silver Lake" North Shore Community !

Running through beautiful Silver Lake Park located in "Staten Island's" North Shore community is a great way to focus and reflect . 

The Park's treasures include a tennis court, golf course, vineyards, baseball field, dog run, tot park and a splendid reservoir and lush Fall  landscape.

While gazing at all the beautiful vibrant leaves laying on the ground a sudden strong odor of old cheese or vomit was in the air.

This smell was disturbing on such a fabulous day!   The odor was in the area of a fantastic  30-40 golden yellow tree.    A  woman was 

searching for something under this golden tree. I was curious to know what she was looking for , and decided to stop and chat.

The bold golden tree is the Ginkgo biloba.The sweet lady hidden under her jacket was seeking out the magical medicinal fruit nut which the tree bears this time of year. The woman was a wonderful source of information for the Ginkgo and didn't want her face in my camera.

In order to bear fruit there must be a male and female tree looking at each other she stated. The female Ginkgo  biloba bears the fruit nut.

The strong odor is from the fleshy outer skin of the fruit. This fruit is very popular among Chinese and Korean cultures for its medicinal purposes. When harvesting this fruit the fleshy skin must be removed by covering your hands with plastic gloves. The skin is very allergic to the juice of the Ginkgo fruit and avoid contact at all costs.  Rinse the fruit with water, then heat the nut fruit in a frying pan until it cracks open. Inside is the medicinal nut that you eat. I was told not to eat more than 10 a day. The hidden nut is heathly eating for your lungs, blood circulation, memory and overall health.

Staten Island's Silver Lake area has a variety of housing. Whether you desire a Victorian mansion, pristine colonial, condo or  apartment. The search for housing is as diverse as the community. The Silver Lake area located on Staten Island's North Shore is located west of Grymes Hill. Silver Lake's community is a short distance to downtown St.George and the Staten Island Ferry. There are plenty of buses accessible on the main roads of Victory Blvd., Forest Ave., and Castleton Ave. I suggest Stopping to chat with Staten Island's wonderful diverse residents. I love Learning about a new culture and embracing all Staten Island's North Shore has to offer. You will not be disappointed !

Staten Island's "NORTH SHORE" Community WESTERLEIGH -See What Just Sold !

Happy Seller, happy buyers make for a great day in Staten Island's  Westerleigh "NORTH SHORE" community ! This 2 family fixer-upper located in the heart of Westerleigh was owned by a war veteran.

Apropos for today- Veteran's Day the sale day of this colonial home! 

The new owner's will renovate and bring new life to this 1920 colonial home, adorned with chestnut floors and trim.

Chestnut trees beautified many Staten Island streets in the early 1900's.

A blight took over this fabulous tree. Less and less Chestnut trees were seen adorning Staten Island streets.

Valued for its strength and rot resistance, the timber was prized by woodworkers.

Local homeowners  know the beautiful woodwork in their home is due to the chestnut blight.


 

The Westerleigh neighborhood gained much local attention for the abundance of patriotic decorations

adorned on its homes in the aftermath of Sept.11,2001 attacks.

Across the street from "Casa Belvedere" is Notre Dame Academy.

A private Catholic Academy for girls and young women pre K-through Grade 12. Located on 13 acres of beautiful campus

 on top of splendid Grymes Hill.

Grymes Hill is situated on a hill. Major Charles Howard built many of the earliest homes. His name survives in Howard Ave.

The hills main street  is named Howard Ave.

 

 Much of Grymes Hill consists of private homes but also includes Grymes Hill apartments constructed in the late 1940's.

Grymes Hill is the second highest point on Staten Island.
