100_1193

A North Shore community in Staten Island...with strong community ties abound... along with a vibrant history. Now lets compare this to 2010....at this time 109 homes sold and the average listing price was $428,164 and the lowest was $250,000....average days on the market were 116 days http://mls.sibor.com/SIBRReports/ListitLib/show_report.aspx?ID=2511756588
Out of the 118 homes sold in 2011.... 75 of them were 1 family detached homes that sold http://mls.sibor.com/SIBRReports/ListitLib/show_report.aspx?ID=2511756575 and in comparison to 2010 a total of 109 homes sold....with 74 of these homes being 1 family detached that sold. http://mls.sibor.com/SIBRReports/ListitLib/show_report.aspx?ID=2511756596

In my opinion if there is a certain area people want to live...there is consistency in sales, even in a depressed market. Everything in real estate is relevant .What is important to you when purchasing a home? A particular lifestyle...easy transportation to work and school...recreation and affordability?

There are two kinds of Real Estate professionals...those who understand the emotional and financial complexity of buying or selling a home ....and those who don't.

Have an extraordinary day....and 2012!

Staten Island's Silver Lake Community-Exploring The Area-"Fabulous"!

Silver Lake is the name of both a reservoir and an adjacent neighborhood on Staten Island, one of the five boroughs of New York City, USA.

Located inside Silver Lake Park — the first city park to be established on Staten Island — Silver Lake was created in 1917 when water was brought there from the Ashokan Reservoir in Ulster County, New York, 119 miles (192 km) away, to fill it. The project took three days and was completed on October 25. The reservoir became the largest body of fresh water on Staten Island.

In addition to the reservoir, Silver Lake Park is noted for its public golf course.

The neighborhood to the east and south features several large privately-owned apartment buildings and three cemeteries along Victory Boulevard. To the west of this neighborhood is Grymes Hill and Sunnyside, where the Mid-Island region is said to begin (the Silver Lake section being reckoned as part of the North Shore).

Silver Lake Park has many attractions, such as tennis courts, an 18 hole golf course, a baseball field, and a play area. There is also a dog run, where anyone is free to let their dog loose in an enclosed area to mingle with other friendly canines.

After a run in Silver Lake Park I go to my favorite Coffee & Tea Market on the Main Street of Forest Ave. and anticipate "The Flavor Of The Day' coffee. Simple pleasures are a great way to start your day!
