This program recognizes excellence in design and construction on Staten Island in.... residential, commercial or historical restoration properties. While also recognizing many excellent Staten Island businesses..architects, builders, craftsman etc. 

It's an honor to be involved in the this wonderful program, in it's 51st. year!

What Are Your Top Lifestyle Priorities?

If you want to make a sale, selling the lifestyle in a community or neighborhood is becoming an important piece of the presentation of a home, according to a new survey. One in five home owners have moved or would like to move because they don’t think their neighborhood or community is a good fit to their lifestyle, according to a recent survey of more than 1,000 home owners and future home buyers

The majority of those surveyed said they would place more weight on lifestyle factors–such as family-friendly neighborhoods or easy access to cultural activities like museums and music venues–when shopping for a future home. The survey was conducted by Better Homes and Gardens Real Estate LLC and and Meredith Corp.

“While the relation of price to features has become very favorable in many areas throughout the country, ultimately the surrounding community may determine how happy you are with your home purchase,” says Sherry Chris, president and CEO of Better Homes and Gardens Real Estate LLC, which used the survey results to launch a “Lifestyle Search” tool on its web site to help buyers factor in community preferences–such as “arts and recreation” and “family and community”–more in their search.

Here are some of the top lifestyle priorities survey respondents reported they’ll be looking for in their next home:

  • Ease of commuting by car: 38%

  • Access to health and safety services: 34%
  • Family friendly neighborhood: 33%
  • Availability of retail stores: 32%
  • Access to cultural activities: 21%
  • Public transportation access: 19%
  • Nightlife and restaurant access: 18%
  • Golf friendly area-access to golf courses: 6%

What is important to you when deciding on a neighborhood or community? Well I know what I like.....parks, easy access to NYC, cultural centers, friendly people. You decide.... what compliments your lifestyle....then when choosing a home have your list ready....to fit your lifestyle!

Sex Sells! … Did I Catch Your Attention?

Sex today is used for marketing just about everything and anything not remotely connected to sex–but it works. And real estate staging does for houses what sexy ads do for marketing–it sells!

In today’s competitive real estate market, you cannot afford to gamble with your equity by not staging. Sure, I have heard all the reasons why you think you don’t need to stage (and you can probably think of some I haven’t heard too!), but ask yourself:

  • Do you really want to sell your property?
  • Do you want to sell in the shortest amount of time (or an indefinite time with poor results)?
  • Do you want to secure the most amount of equity possible when the sale goes through?

If you answered “yes, yes, and YES!,” then staging is what you need to do.

Let’s Talk Facts

FACT: Everything counts! That means everything you do–or don’t do–to ready your property will make or break the sale.

Here are more facts that may help make your decision easier on whether to stage or not:

–78 percent of sellers today are willingly investing up to $5,000–and often more–to make their property move-in ready.

–More than 63 percent of buyers today say they are willing to pay more money for a move-in ready property (Read: We don’t have time or money to do the work).

–93 percent of buyers today look at property on the Internet first to create a list of “Must See” listings. In other words, the photos posted of a property on the Internet must sizzle–staging by a professional who knows how to stage for the perfect photos is crucial.

–Decisions to buy are made emotionally and then supported intellectually. First impressions–good or bad–are made in the blink of an eye.

–A recent survey showed, in the opinion of 1,000 real estate professionals, that the projected ROI for staging to be as high as 589 percent.

Staging is an umbrella word for three definite steps: Consultation, Work, and Showcasing. (Work means fixing and upgrading the condition of the property.)

Everything counts! That means anything you decide not to fix, clean, upgrade could be the reason your property is on the market longer or sells at less than expected.

Once your seller decides to move, they need to divest their emotional connections to the property and accept objective advice from a professional who has the credentials to help market their biggest asset.

In today's competitive real estate market.... everything counts! Definitely put your best foot forward when presenting your home. Buyers prefer move in ready... so plan out your presentation....from awesome photos..to full descriptions....emotions play a big part in the home buying and selling process..... everything you do or don't do will count!

Why Are You Inspecting My House ?

I met up with Manny Stratakis, a licensed NYS home inspector with Pillar To Post www.pillartopost-statenisland.com located here on Staten Island while on a recent home inspection. I wanted to find out.......will an inspector always find something wrong in the home inspection process ? Manny indicated inspectors look for major problems....heating and cooling systems,electrical problems, signs of water damage,termites and structural or plumbing problems. Do -it - yourself projects are also closely checked. Often problems are minor and inexpensive for the seller to fix. How can the seller prepare for the inspection? Manny suggested, having the seller give their home the once over is a good idea.....prior to inspection. In my opinion....an experienced Real Estate agent can give the house a good look-over....agents may not have the expertise of a home inspector .....but have been through enough sale negotiations to spot common red flags. I believe even when negotiations get tough..... the buyer still wants to buy your home. It is true ...buyers do experience feeling overwhelmed also. When purchasing a home.... bear in mind that a home inspection is a tool and resource you can use in determining if that particular home is for you. Looking for expert advice... Manny is an inspector who will provide  a professional and knowledgable home inspection.

What's Really Going On.........In Staten Island Real Estate ?

The weekend was gorgeous .....outdoor activities were in full swing. Whether you were walking or fishing in one of Staten Island's fabulous parks( http://www.statenislandusa.com/parks.html), engaging in one of the fine cultural centers(http://www.snug-harbor.org/, http://www.casa-belvedere.org/blog/) on Staten Island's North Shore, golfing at one of the fine golf courses or taking spike for a walk in one of S.I.'s doggy parks.......it was a weekend to be out and about.

While enjoying the fabulous weekend.....appointments,openhouses in full swing and a multitude of interesting conversations. Which brings me to why I am writing....to get a feel for the Staten Island Real Estate market .I enjoy speaking to FSBO who host their own openhouses. In my opinion it is a great idea for Sellers to give it a shot. What better way for the FSBO to experience the process of selling their own home? Realization of what the job entails....local market knowledge,bargain hunters,strategic marketing and engaging in a multitude of conversations. Can your emotions as a FSBO hinder that perspective buyer ? Technically this is a business transaction.....what does this require?

Knowledge, expertise patience and the proper mannerism while speaking to prospects. What are the FSBO'S resources for information?  Local papers,neighbors and the internet ? I firmly believe..... especially in our present economic times....the average FSBO needs assistance in addressing many issues that arise today in our current Real Estate market.

Is preparation by the FSBO overlooked .......All house records in order, realistic pricing, living in the past and how are your negotiation skills? FSBO's why not give it a shot...weekend after weekend spent marketing your home....many unnecessary conversations....are the people who enter your home truly qualified ? What Will The New Homes in 2015 Look Like ?

The sluggish housing market has reshaped what Americans will look for in their next home as home owners get more practical with their wish-list and wiser about their use of space.

By 2015, homes are expected to average 2,152 square feet–10 percent smaller than the average size of single-family homes in the first three quarters of 2010, according to a recent study by the National Association of Home Builders.

Say goodbye to living rooms–they are likely to be the first casualty in new homes due to the dwindling square footage. More than half of builders say they expect that by 2015 the living room will merge with other spaces in the home, and 30 percent say living rooms will vanish completely.

Here are some other predictions about the changes in design of new homes by 2015, according to the survey:

  • Family rooms likely will increase in size–the only area of a home expected to get larger.
  • The size of the entryway foyer and dining room are expected to get smaller.
  • New homes in 2015 will likely come with the following: A great room containing the kitchen, foyer, and living room; walk-in closets in the master bedroom; a separate laundry room; ceiling fans; a master bedroom on the first floor in two-story homes; and a two-car garage.

Homes also are expected to become more “green” and technologically advanced, boasting such features as low-E windows, engineered wood beams, water-efficient features (such as dual-flush toilets or low-flow fauce

Wow! Lifestyles have surely changed through the years.....would you ever consider....no more living room space ? Larger family rooms? This tells me...family space is critical in new housing design. "Green" design is big !....
environmental awareness and introducing energy efficient features into your home...... builders looking to scale back on their sq.ft. of new homes. I feel change is good....improving on your home quality of life is only a positive that will give way to a happy healthy lifestyle.

How Do You Hold On To Tradition ?

You hold on to tradition by ... honoring the past memories and good times which in my opinion is an important component of values and heritage..... at times it is lacking in today's busy times. A local establishment with a long history on Staten Island's North Shore, has new owners.....who believe that holding on to tradition is important to the community. Justino's Pizzeria formerly Al's Pizza located at 965 Jewett Ave. in Staten Island's North Shore community of "Meiers Corners" is embracing Al's Pizza's past history. Al's Pizza was a staple pizzeria on Staten Island's North Shore.....I remember as a child eating at Al's. It was always a friendly neighborhood pizzeria that was a staple in the community.

Great food is prepared fresh daily with traditional homestyle Italian cooking......Justino's pizzeria has Al's original sign highlighted behind their pizza counter. The pizza is still cooked in the original 50 yr.old ovens. Is that the secret ingredient? I suggest stopping by and telling Joe , Holly sent you.... enjoy the tradition and good food that certainly has made its mark on Staten Island's North Shore. Is That Really What The Client Wants ?

My phone conversation with a perspective client last evening, prompted me to write about our chat. Now this person doesn't know me from a hole in the wall (old slang I heard as a child). Our conversation was intriguing and a reminder of  some important elements...knowledge,communication and compassion in today's business transactions.

Her concerns were genuine about her dealings when her home was listed for sale ....lack of knowledge, communication and overall effectiveness in job performed .She asked me to look at her expired listing on the MLS....what was my opinion of what I thought about the photos previewed for her home? Also how was I going to effectively word her listing ...being unique in its interior features. Basic skills should not be taken for granted..concentrating on client needs...listening closely to their concerns and arriving at a solution. This conversation last evening was a reminder of the importance of basic business skills....knowledge in field of work, communication and compassion. In my opinion...today's economic times have created an environment in which we must not take people or situations for granted.
