The beautifully costumed group of ladies were excited to enjoy such a spectacular day in Silver Lake park for a photo and video session.Lilith Oya is a creative artist...designer and cosplayer of traditional fantasy art, costumes based on Anime,comic book and video games.

9/11 Memorials & Tributes On Staten Island's North Shore..

If you walk along the waterfront in St. George on.....make sure to visit the magnificient Postcards 9/11 Memorial. It is truly a beautiful location with impeccable views.The Staten Island 9/11 Memorial is located along the North Shore waterfront esplande, adjacent to the Staten Island Ferry Terminal and the Richmond County Ballpark in St. George.

The site has spectacular views of the New York harbor, Freedom Tower, lower Manhattan and the Statue of Liberty.

Another tribute to loved ones lost, is the healing garden. A tranquil beautiful area designated as a place for quiet reflection..... within the Snug Harbor Cultural Center & Botanical Garden on Staten Island's North Shore.

Ribbon Cutting Today...."Beans & Leaves" On Staten Island's North Shore!

Today's ribbon cutting ceremony at "Beans & Leaves" 422 Forest Ave. Borough President James Molinaro and Matthew Titone were among the many supporters.

Megan is wished much success in her new business venture.....Megan has taken over the former Coffee & Tea Market... and tranformed it into a vibrant exciting addition to the North Shore business community. Beans & Leaves is also a member of the Forest Ave. Business Improvement District or BID.

Many locals have enjoyed this great little shop over the years.....my self included. A wonderful sense of community interaction... with a friendly  good old neighborly feel! What Are The Updated Housing Statistics On Staten Island North Shore ?

The North Shore of Staten Island includes the communities of....Westerleigh,Willowbrook, Randall Manor, West Brighton, Ward Hill Tompkinsville, St. George, Sunnyside, Sunset Hill, Stapleton, Silver Lake, Snug Harbor, Grymes Hill, Graniteville, Port Richmond, Clove Lakes and Castleton Corners.

The chart below illustrates recent statistics on Staten Island's North Shore housing market....

Curious what homes have sold in the North Shore within the last 6 months? There has been a total of 275 homes sold in Staten Island's North Shore.

New listings have increased by 8.4% over the last 3 months.Pending sales have increased by 6.4% year to date. And closed sales are down 29.6% year to date.

If you breakdown particular areas of the North Shore....Westerleigh, Sunset Hill, Sunnyside, Royal Oak, Silver Lake, Clove Lakes and Castleton Corners.....you will see new listings decreased by 16.1%......pending sales have increased by a strong 53.2% year to date....and closed sales are up by 23.9%

Island wide the housing inventory shrank 9.6% or 3,000 units.

The housing market is closely tied to the broader economy. A recent update from NAR's chief Economist reports signs of recovery in the housing market. This is a positive sign...why wait to make a move? Mortgage rates are still historically low.. proper guidance along with great resources helps to make the home buying or selling process less emotionally trying.

6 Painting Tips for Freshening Up Exteriors

Springtime is the best time to give a home a fresh coat of paint, according to the Paint Quality Institute.

“By painting in moderate weather, you’ll likely get a longer-lasting paint job,” says Debbie Zimmer, paint and color expert for the Paint Quality Institute. Zimmer says that exterior painting is best to do when temperatures are above 50 degrees Fahrenheit, but not when it gets too hot. “Very hot days can cause the paint to dry too quickly and impair good paint film formation,” she notes.

Some more tips for exterior painting from Zimmer:

1. Paint in the shade and avoid painting in direct sunshine. Sunlit surfaces can be 10 to 20 degrees hotter than the air temperature.

2. Don’t paint when it’s too windy. Wind can cause latex paint to dry too quickly as well as cause dust and other contaminates to imbed in the paint, possibly creating a surface ripe for mildew, Zimmer says.

3. Avoid the rain. Wait for another day if it’s rained within the last 24 hours. If several days of rain is forecast, postpone your painting for several days until a rain-free week.

4. Prime the surface. Apply a coat of primer to any new surface that has never been painted, or spot-prime areas where paint has worn away, Zimmer suggests.

5. Don’t skimp on paint. Use top quality 100 percent acrylic latex paint. It’s durable, flexible, colorfast, and can often last 10 years or more compared to ordinary paint, Zimmer says. To make the paint last even longer, apply at least two coats–a coat of primer and coat of paint, or two coats of house paint, she adds.

6. Don’t postpone painting. Postponing painting the exterior of a home that is long overdue can actually cause damage to a home. Exposed wood can begin to rot and other types of exterior siding also can suffer when the paint starts to wear off, Zimmer says.

Weather is great.....time to get painting! Create great curb appeal.....a fresh coat of paint.....clean fresh look...combined with Spring flowers and trees. Now that's wow factor!
